Landlord EPC Requirements: What You Need to Know

Since April 2020, all rental properties in England and Wales must meet a minimum EPC rating of Band E. The government has proposed raising this to Band C by 2030, though this is not yet confirmed. Landlords who need to upgrade their properties can access several grant schemes.

The UK government has proposed raising the minimum EPC for rental properties to Band C by 2030. This is currently at consultation stage and has not been legislated. The current legal minimum remains Band E.

Grants available for landlords

Landlords can access the following schemes to improve their rental properties:

  • Boiler Upgrade Scheme — Up to £7,500 towards a heat pump (no income test, available to property owners)
  • ECO4 — Free insulation if your tenants meet the eligibility criteria (ending Dec 2026)
  • Warm Homes Local Grant — Up to £30,000 if your tenants meet income criteria (England only)
